This report examines the cost and time impact of rework on capital improvement projects, examining a broad range of industry sectors. In addition to providing average costs for rework on a wide variety of project types, the report identifies a number of practical methods that can be employed by owners and contractors to substantially reduce both the cost and time impact of rework, including the use of BIM's 3D clash detection capabilities to proactively identify issues before bringing shovel to dirt in the real world.

“Hope Is Not an Effective Risk Mitigation Technique”

The Navigant Construction Forum™ has expanded upon the research begun in the December 2011 SmartMarket Report prepared by McGraw Hill Construction, which Navigant co-sponsored and participated in developing. This groundbreaking report Mitigation of Risk in Construction: Strategies for Reducing Risk and Maximizing Profitability was based on interviews with owners, architects/engineers, construction managers and contractors concerning their risk mitigation strategies. While the report did query the participants on the level of risk mitigation employed, the 2011 report did not delve into the techniques most frequently used. This additional research conducted by Brian Fox and James Zack of the Navigant Construction Forum™ includes surveying the senior consultants of Navigant’s Global Construction Practice who are frequently engaged on behalf of clients to perform risk identification, analysis and mitigation on major projects globally. This research report presents the findings from this survey.

Emerging Green Risks

Colleges and universities, K-12 private and public school systems, libraries, museums, and other institutions of learning are all at the forefront of implementing Green design principles in new buildings, existing building remodels and in campus-wide conceptual plans. New design ideas, new equipment, new performance standards, and new materials are being utilized in an effort to comply with Green laws while also meeting voluntary standards that these institutions hope will position them as leaders in sustainability. Although the goal is conservation and savings, the unexpected result for many institutions will be higher operating costs, non-compliant designs and construction, and premature failure of new technology-based equipment and materials. What are the greatest risks and how can they be avoided? This paper discusses the emerging green risks in the design and construction of green learning institutions.
